In the 80/90, I once saw a classic porn movie and for nostalgia I would love to know the title of the movie.

It's about an American farmer family (possibly Texas) who is being visited by a landlord or government official. This person (acting sleezy, dramatic and comedic) is wearing a hat and I believe a cape (much like the following pictures).

The person threatens the family that they will lose their property and have X days remaining and that he will return then to claim it all.

The farmer family is troubled and look for creative ways to solve their problems. Some sex scenes follow. One of the last sex scenes is a young girl and an elderly man (which is in reality just a young man with a fake beard and hat acting as an older grandpa).

The sleezy persoon comes back to claim the property, but the farmer family have obtained some paperwork that indicates that they own/bought the property. Everybody is happy besides the sleezy guy. The end.

Does this vintage movie ring a bell? I would love to know the movie title again
