Every time I get an email from them there's a file attached that's "unknown." Is this just for aol users becuase of HTML coding or what? Just curious.

It appears that Five Star is sending their customer notices in Microsoft Exchange's Rich Text Format. The attachment is the MIME encoded type "application/ms-tnef" which contains formatting information for the message body (font, bold, underline, etc.). The attachment should be automatically processed by clients that understand this formatting, but if you're seeing an attachment, then your mail client does not. No big deal, but it would be less confusing if the invoices were sent in plain text format.
